It started with the laundry. I was a little motel owner just like you. I purchased my first motel with the thought of freeing myself from corporate America and purchasing an asset that I could leave behind to my heirs. I dreamt of building a hotel empire like Hilton.  But it was the laundry that helped me to understand I had bought myself a job. A job that kept me tethered to the motel morning, noon and night. And I thought I would loose my mind, if I had to wash another bloody sheet. 

Hospitality never stops. The phone never stops ringing. Customers ring the lobby doorbell at 1 am, fully expecting to be served. A "No vacancy" sign in both English and Spanish didn't detour the late night interruptions.  I realized that I needed to put systems in place to ease the day-to-day burden of running a motel. But how could I possibly afford it with only a 12-room property? Well I figured it out, and now run my motels remotely. 

You're ready to retire, but you can't.

As I got to know other little motel owners, I discovered many were boomers who had purchased their little motels and hotels with the same dream and aspirations as I had. However, due to age, illness, interest or goals, they were now ready to move on, and had no children interested in taking over. Small motels and hotels are also not the easiest properties to sell especially with deferred maintenance, improper financial and tax records, and restrictive financing options for new buyers.
